NEW FOR 2007

2007 brings many new and exciting additions to Beaches of South
Walton’s 14 eclectic beach communities. New accommodations,
dining choices, shopping developments and outdoor pursuits are
popping up throughout the 26 miles of pristine beaches.

As the area grows, one thing remains unchanged—its commitment to
preservation and cultural and natural resources. Supporting this
mission, Beaches of South Walton welcomes the area’s exciting new
additions.

Shop, Work and Play at New Mixed-Use Developments
Modeled after the familiar town squares that still dot small towns
throughout America, Grand Boulevard at Sandestin is a highly-
anticipated shop, work, play and stay destination currently under
construction in Beaches of South Walton. Developing along two miles
of Emerald Coast Parkway, Grand Boulevard will offer a wide array of
retail and dining options, offices for professionals, and rental and
residential spaces.

A major portion of the town center will open in spring 2007, including
several coveted lifestyle brands and restaurants including P.F. Chang’
s China Bistro, Tommy Bahama’s Tropical Café & Emporium, The
Orvis Company, Fleming’s Prime Steakhouse & Wine Bar, Coldwater
Creek, J. Jill, Aveda Salon, Cantina Laredo Gourmet Mexican Food
and a new concept from an American retail icon - Brooks Brothers
Country Club.

New Restaurants Offer Something for Everyone
Redfish Village will also be home to a second location of Beach Walk.
The Destin location was awarded the prestigious DiRoNa Award
(Distinguished Restaurants of North America), Wine Spectator Award,
AAA 3-Star Restaurant, Best Chef & Brunch by Emerald Coast
Magazine and Florida Trend’s Golden Spoon – Top 25 Restaurants in
Florida. Executive chef and owner, Tim Creehan, uses local seasonal
ingredients to create his tantalizing menu offering guests innovative
flavor combinations, and unique twists on classical dishes.  

Also adding to the fine dining mix, Chops 30-A brings the timeless
tradition of fine steak house dining to Beaches of South Walton.
Chops 30-A menu includes Gulf Coast seafood, Maine lobster and
classic desserts that add the crowning touch. Guests may savor fine
brandies or ports to bring the evening to a close.

Recently re-opened, D&K's Bistro in the heart of Grayton Beach
features “casual fine dining” concept and a New Orleans feel with cast
iron furniture and large windows that offer views of the beach. In
addition to the main dining room, there are two smaller private dining
areas, including a handicap-accessible dining room on the first floor,
making every table a VIP table.

Graffiti's & The Funky Blues Shack, a restaurant and live blues club
venue, is now open in The Village of Baytowne Wharf at Sandestin
Golf and Beach Resort.  Dinner is served nightly along with a limited
late night menu to accompany the evening entertainment. Colorful folk
art by local and regional artists creates an eclectic atmosphere.

Cerulean’s is an eclectic, artful, creative gathering space in
Watercolor. The restaurant offers a mixture of neighborhood coffee
shop, logo store, newsstand, wine bar, book store and performance
and art exhibit space. Located next to the WaterColor Market in the
heart of Town Center, Cerulean’s has quickly become a favorite
hangout among visitors and locals alike. Cerulean’s features
Thursday night wine tastings and their weekend musical events have
become favorites among local and visiting musicians.

Chef Jim Shirley brings his brand of Southern cooking to Seaside at
the Great Southern Café. The menu features regional flair including
Gulf shrimp, Apalachicola oysters and traditional Southern vegetables.
It seems like no one talks about the Great Southern Cafe without
mentioning the Grits a Ya Ya, one of the most-ordered dishes which
offers a bed of smoked Gouda cheese grits topped with cream gravy
laced with bacon, spinach and mushrooms. Nicely seasoned shrimp
surround the grits and sweet potato hay tops it all off.

Finz restaurant, Sandestin’s signature gulf front restaurant,
contemporary cuisine in a casually elegant atmosphere, has
reopened for the season with a new menu, new staff and a new chef,
Robert Theriot. Plans include an expanded pool deck area to further
the fun this spring. Finz also hosts catered weddings and special
events.

Golf Enthusiasts Up for a Challenge
Sandestin Golf and Beach Resort brought some of the best players on
the PGA Champions Tour to the Raven Golf Club in May of 2006 for the
Boeing Championship at Sandestin. The 18th hole at Raven recently
topped the PGA Champions Tour list of the “Toughest Holes of 2006.”
In addition, the 16th and 9th holes made the Top 10 for their
challenging layout during tournament play as well. The tournament
will be back May 28 through June 3,  bringing acclaimed senior PGA
players to Beaches of South Walton.

After its extensive makeover, the Baytowne Golf Club has received
official certification from U.S. Kids Golf, declaring it a family-friendly
course. The Baytowne Golf Club now features new junior tee boxes. U.
S. Kids Golf rental clubs and merchandise are also available at the
golf shop.

Paint the Town
Beaches of South Walton celebrates a richly diverse palette of Florida
art and culture. From funk to fine art, this thriving art community offers
everything from historic main avenues and relic railroads to artsy
urban street painting and indulgent wine tasting.

The 2007 Beaches of South Walton “Artist of the Year” is Bill
Stephenson, a student of woodturning for 20 years. Stephenson
produces one-of-a-kind woodturnings, all hand-crafted, from salvaged
materials found at construction sites, cabinet shops and tropical
storms.

Local and visiting musicians can jam together and share their talent at
the 30A Revue, a traveling show along 30-A that brings artists together
each weekend. Artists are welcome to show up for rehearsals on
Thursdays from 5 - 7 at Cerulean’s in WaterColor and join the “Art of
Jam.”

Commune with the Environment
Shoal Sanctuary is a 50-acre private nature preserve in Mossy Head,
Fla., dedicated to preserving and celebrating the unique cultural and
natural heritage of the area. The Larson family has continued to rid the
50 acre tract of invasive secondary growth and reclaim the land for the
primary longleaf, magnolia, holly, live oak, sourwood, hickory and
hawthorne woodlands.

Landscape is adorned with imaginative Larson sculptures made of
stone, metal, or recycled military ware. Many are beautiful, some
humorous and others mysterious. Several new sculptures have been
installed in the sanctuary, including "Cumulus Flame," carved from
white marble, and the eight-foot tall "Four Seasons," inspired by the
Vivaldi composition and the ever-changing cycle of life.  

Shoal Sanctuary is one of four new agri-tourism businesses in Walton
County including Rocking B-A-B Ranch, Glendale Memorial Nature
Preserve and Muscogee Indian Nation.


New Accommodations for Visitors
Redfish Village, located on the corner of Highway 83 and 30A, is home
to 80 condominiums, a village plaza marked by casual dining spots
and unique boutiques, and the Icehouse, a multi-level building that
takes its inspiration from original outbuildings found in coastal fishing
villages.

The village will feature scenic trails and wooden boardwalks through
the dunes and beside Redfish Lake. Landmarks will include an open-
air gathering place, a restaurant with bar, and the Redfish Village
Beachwalk – an owners-only private gateway and vista to the white-
sand beaches of the Gulf of Mexico. Other amenities include a private
owners' lounge with a sunlit reading room, a pool, an amphitheater,
and a children's play garden. Retailers will include The Aesthetic
Clinique, BeachWalk at Redfish Village, Lee’s Famous Recipe, PJ's
Coffee and Planet Smoothie, Seering's Piano Bar and Wachovia Bank.

Hidden along the Beaches of South Walton on Florida’s Gulf Coast,
Sanctuary at Redfish offers guests spectacular views of the Gulf of
Mexico and Redfish Lake.  In addition, more than half of the resort’s 14
pristine acres have been left undeveloped to preserve the natural
vegetation, making it one of the most serene and private properties on
Florida’s Emerald Coast.

Additional property amenities include a fitness center with spa
treatment room, covered parking, virtual indoor golf, a heated outdoor
pool and whirlpool and walking trails. All guests staying at Sanctuary
at Redfish also receive membership privileges at Kelly Plantation,
featuring the Fred Couples championship golf course.  

On Scenic Highway 30-A in Rosemary Beach, Hotel Saba continues to
take shape. The new boutique hotel, scheduled to open in the
summer of 2007, will include 56 guestrooms, a restaurant and bar,
conference center, business center, exercise room, outdoor pool and
underground parking. Located in the heart of Rosemary’s growing
Town Centre, Hotel Saba rooms all have outdoor balconies with a
view of Rosemary Beach's Western Green and the gulf, pool or town
village.

Alys Beach is the newest development on Highway 30-A offering a mix
of town homes, courtyard houses, multi-family homes, family
compounds and villas, all inspired by Antiguan patio houses,
Bermuda compounds, and Mediterranean courtyard apartments.

The town will also employ the best available urban design and
architecture techniques to create a sustainable development that
provides a harmonious relationship between humans and the
environment. Combined with the pedestrian-friendly, mixed-use plan,
these techniques will limit the need for automobiles and offer ample
walking space in the numerous public parks, greens and plazas, and
swimming pools within walking distance of each home.

What sets Alys Beach apart is the environmentally conscious building
practices and systems, including geothermal heating and cooling
systems, natural storm drainage and soy-based spray-foam
insulation. Homes also will be certified as “Fortified,” or disaster-
resistant, by the Institute for Business and Home Safety, making Alys
Beach the first “fortified” community in the United States.

Sandestin Golf and Beach Resort continues to grow with the addition
of four new properties bringing the resort’s total accommodations to
1,800. The first tower opened in July 2006. The second tower of Luau,
a two-tower Asian-inspired condominium building housing 243 suites
and the first beachside rental condominium built since 1997, is slated
to open Feb. 1, 2007.

Elation, a 100-unit luxury condominium with sleek, modern
furnishings, is planned to open in summer 2007 in The Village of
Baytowne Wharf. Elation is adjacent to Bahia, Lasata and The Grand
Sandestin in the Village and caps the planned accommodations in the
mixed-use Village space, which now totals approximately 650 units.

Improved Lodging on the Gulf
The renovation project at the Hilton Sandestin Beach Golf Resort &
Spa is underway and will offer guest luxurious upgrades in new
“Hilton Sandestin Deluxe Rooms.” The $3.4 million redesign will
transform 216 rooms with elegant new furnishings, a soothing blue
and green color palate, state of the art media center, flat screen
televisions, premium quality bed linens and patio upgrades with new
outdoor furniture.

Also under a four-month renovation is the 155-suite Embassy Suites
Hotel-Destin at Miramar Beach which is refurbishing its guest suites,
restaurant, atrium, business center, exercise room and meeting
space.

Beach Restoration
After seven years, Beaches of South Walton announced the
completion of the Western Walton County Beach Nourishment Project.
The project restored 26,200 feet of our beautiful sugar-white beaches
over five miles in Western Walton County, adding 75-100 feet of wide
and expansive beaches for visitors to enjoy.

A New Airport on the Horizon
The St. Joe Company donated 4,000 acres for a new airport to be
located in the West Bay area of Panama City. The airport will offer
more affordable and convenient air service to many of Northwest
Florida’s destinations. The new airport site is larger than Atlanta's
Hartsfield-Jackson Airport.

The state permits for the new airport were issued as part of an
Ecosystem Management Agreement (EMA) between the Airport
Authority and the Florida Department of Environmental Protection. By
working with the Florida Department of Environmental Protection, the
environmental impacts associated with the airport relocation were
avoided or minimized, and a comprehensive mitigation plan was
developed through consensus building between the Airport Authority,
regulators, and other stakeholders, including local environmental
organizations.

Ground breaking is expected by the second quarter of 2007 and the
estimated construction time is 28 to 36 months. Planes could be
landing at the new airport in early 2009.


Florida Encounter 2007                                                          
Beaches of South Walton will host the 27th annual Florida Encounter
tradeshow, produced by Visit Florida, from Oct. 27 through Oct. 31,
2007, at the Sandestin Beach and Golf Resort.  This marks the first
time the top meetings trade show will come to Northwest Florida.
